All rental applicants over 18 years old will need to fill out a separate rental application.  
A $55 appliction fee is required for each applicant over 18 years of age. Please do not try to fit two people on one application.  


Incomplete Applications will not be processed. Please allow for 3-7 business days for your application to be processed you will be called if you are approved or a letter will be sent if you are denied. DO NOT CALL THE OFFICE FOR THE STATUS ON YOUR APPLICATION. Due to the volume of applications we receive we cannot take your calls for status updates. Applications for each property will keep being accepted until a property is rented. 

Requirements to Apply:

1. You must meet 3x times the monthly rent amount and 2 years of work history.

2. You must have 2 years of verifiable rental history or co-signer may be required.

3. Application fees must be paid with proof of income such as paystubs, and a copy of your license.


5. If money is owed to another property management please do not apply.

  Application fees cover the cost of background and credit checks and administrative costs of processing the application.

Occupancy Guidelines: 
Maximum Adults: 2 per property,  unless a dependent/caregiver situation. 



Income/Employment: Gross annual income for all leaseholders is combined and entered into the credit-scoring model for each applicant.  The combined minimum income requirement is 3 times the rental amount.  Additional sources of income may be considered.  Guarantors, if required, will meet a minimum monthly income of four times the monthly rental amount.

 Criminal History: A criminal background check will be conducted for each applicant. The criminal search will be run for all addresses at which the applicant(s) has resided over the previous 24 months.  The application will be rejected for any of the following reported criminal related reasons that have occurred within the ten (10) years prior to the application date:
Any terrorist related conviction
Any illegal drug related conviction
Any prostitution related conviction
Any sex related conviction
Misdemeanor conviction involving crime against persons or property
Any cruelty to animals related conviction
Any of the above related charges resulting in "Adjudication Withheld" and/or "Deffered Adjudication"
Active status on probation or parole 


 Rental History:  Rental history for the past 24 consecutive months will be evaluated based on the outcome of the credit analysis. 

Additional Deposits/Guarantors:  An additional deposit and/or guarantor may be required based on the outcome of the credit analysis, income verification, or rent history of the applicant(s). 
Unit Availability: The listing of available units to rent is updated as each unit becomes available.  This may occur at varying times throughout the day and accordingly, available listing at business day begin may differ from the available listing at business day end. A unit becomes available to rent/lease when Management receives a notice to vacate, and/or receives the keys, and/or validates a vacant unit.

  New Spring Equities, LLC, does business in accordance with the Fair Housing Act.  All occupants over the age of 18 must qualify.  All non-dependent tenant’s or non-dependent occupants of legal age must fill out an application and are considered to be applicants.

    Each applicant must complete the application in its entirety and all information provided must be true, accurate and complete, as well as verifiable.  Qualification is determined using a credit analysis model, income verification, and criminal background history.  Tenant history may be evaluated based upon the outcome of credit analysis.  Each applicant’s credit and criminal status will be individually evaluated; tenants’ income will be combined for credit scoring.

The above information is given in order for you to inquire on and determine my rental and/or income history and credit standing. I authorize you to request a credit report and understand that if I disagree with the report, I have the right to consult the reporting company.  I also acknowledge that if approved by the owner or agent, the above named are the only occupants to maintain residency. I certify that the forgoing information is true and accurate. I also understand the management company may contact now or in the future any and all of the above including Housing Authorities and Department of Social and Health Services and may share information with said agencies. 


1.New Spring reserves the right to accept or deny any application at any time during the application process based on objective criteria which, which at its sole discretion,New Spring deems appropriate at that time for a particular size, price range, or type of property.

2.If your application is approved and the unit you applied for has been rented to someone else, you may select another available rental unit that is in the same price range for up to 90 days after submitting the original application.

3.Depending on your application, you may be approved, approved with a co-signer, approved with 1st and Deposit, or denied altogether.


New Spring Property Management will allow for an existing premise to be modified, at the full and complete expense of the handicapped person, if said handicapped person agrees to restore premise to the premodification condition, and must provide proof of the financial ability to do so. The following conditions must also be met and satisfied:

1. Tenant must seek written permission form the landlord prior to starting any modifications

2. Names and qualifications of contractors.

3.  Appropriate building permits and licenses must be displayed at the worksite and copies provided to the landlord, prior to work being started.
